A property on West Paces presented a bank client with code, occupancy, tax lien, property condition and encroachment issues. We assessed the work, secured immediate risks and managed the disposition toward a buyer prepared to take on the remaining repairs.

The assignment

The property needed substantial assessment and work. Code violations and the absence of a certificate of occupancy complicated the path to sale, alongside extensive tax liens, easement and encroachment concerns. The objective was to understand those complications and limit the bank’s losses while pursuing a realistic disposition.
